Project Manager of Bank Palace Bratislava

Náplň práce, právomoci a zodpovednosti:

We are looking for a driven Construction Project Manager to join the team behind Bank Palace Bratislava, a landmark 1923 neoclassical building now undergoing a full restoration into a best-in-class property with premium offices and a signature restaurant. This role combines hands-on project management with long‑term asset management across a growing portfolio of iconic historical buildings in Bratislava.

Key Responsibilities:

• Act as the Owner’s Representative during the construction phase, overseeing and coordinating the selected construction partner to ensure delivery in line with project objectives, quality standards, and budget.

• Control and monitor construction progress, including schedule adherence, milestone delivery, and coordination across all contractors, consultants, and suppliers.

• Oversee cost management, including budget tracking, variation control, and reporting to owners.

• Safeguard quality and heritage integrity of the historical building, ensuring works are executed in line with design intent, architectural standards, and monument protection requirements.

• Identify and mitigate project risks, proactively addressing delays, coordination issues, cost overruns, and construction-related challenges.

• Coordinate key stakeholders, including architects, technical consultants, contractors, authorities, and suppliers, ensuring clear communication and efficient decision-making.

• Review and approve key deliverables from the construction partner, including schedules, procurement strategies, contractor selections, and change orders.

• Oversee site governance and compliance, including health & safety, reporting, documentation, and construction administration.

• Manage project administration, including invoices, contracts, utilities, permits coordination, and operational readiness for building handover.

• Lead handover preparation and transition to operations, including warranties, documentation, defect management, and coordination with facility management.

Požiadavky na zamestnanca:

• Technical education in high school/university

• 3+ years of experience in project management related to real estate development or construction management.

• Strong organisational skills, proactive mindset, and hands-on attitude.

• Financial acumen for budget management and cost optimisation.

• A passion for architecture and historical preservation.
