Náplň práce, právomoci a zodpovednosti:

For our client, a stable international real estate development company, we are looking for a Senior Development Director who will take full responsibility for managing a major development project with the potential to significantly shape the character of the area and set a new benchmark for development standards in Bratislava.

Main Responsibilities:

• Strategic Management of the Entire Development Process - full leadership of the project from initial concept to completion, with complete responsibility for quality, progress, and outcomes.
• Building, Leading, and Developing the Team - selecting key team members and establishing an effective team structure.
• Management of Planning, Resources, and Project Architecture - full responsibility for scheduling, financing, capacity allocation, and internal processes.
• Coordination of Key Stakeholders - representing the developer in interactions with external partners, municipalities, and public authorities.
• Financial Management of the Project - accountability for the project budget, cash flow, and overall economic performance.
• Risk Management and Decision-Making  - proactively identifying risks and proposing solutions to keep the project on track.
• Quality, Compliance, and Technical Oversight - ensuring compliance with legislation, technical standards, and project documentation.
• Innovation, Process Culture, and Modern Approaches - seeking solutions that accelerate delivery, increase quality, and optimize processes.

Experience

• Minimum of 10 years of experience in real estate development and minimum of 5 years in managing complex construction or urban projects.
• Experience leading major developments across various stages—from preparation to implementation.
• Demonstrated experience in team leadership and strategic partner management.

Expertise

• In-depth knowledge of the development process, construction legislation, and permitting procedures.
• Ability to work with financial models, budgets, and the investment logic of development projects.
• Certifications such as PMP/IPMA are an advantage, but not a requirement.

Languages

• Advanced English — daily communication with senior management.
